MODELING REAL ESTATE BY MEANS OF GEOINFORMATION TECHNOLOGIES: DEFINITION AND DIRECTIONS OF IMPLEMENTATION

Abstract

It is determined that modern transformation processes occurring in the field of use of real estate objects are characterized by the emergence of certain contradictions in the formation of a categorical apparatus to its determination, a decrease in the efficiency of use in some regions, to provide modeling processes of real estate management with the use of geoinformation systems and technologies. In addition, the negative effects lead to the destruction of real estate due to combat. In addition, the processes of territorial development, which are significantly influenced by the formation and use of real estate, need rethinking. As a result of the study, the purpose of the study is to determine the directions of modeling of real estate objects by means of geoinformation systems and technologies. Tasks solved: defining the concept of real estate; Characteristics of the means of modeling of real estate by means of geoinformation systems and technologies. Geoinformation modeling allows to form a monitoring environment as an important component of the use of real estate at the regional level, taking into account the impact of spatial, urban planning, investment and environmental factors. Modeling provides an opportunity to develop geoinformation monitoring cards for the use of real estate based on visualization of changes over the appropriate period. In addition, the formation of geoinformation support takes into account the forecast changes in the integral indicator of the level of use of real estate, which creates a quantitative basis of decision-making for territorial development.It is established that in a large number of regions, there is a low or insignificant level of use of real estate, which is due to a decrease in spatial support, disproportions that arise in urban planning activity, reducing the level of investment activity and attractiveness and environmental safety. In addition, in some regions there is a «adaptation» to modern difficult conditions, where there is a mediocre or significant level of use of real estate
